Hotel spaces include hotel rooms, multi-function spaces and back-of-house spaces. The hotel also included a roof-top outdoor swimming pool. Cator, Ruma & Associates assisted in setting guidelines for development of retail tenant spaces to be consistent with the project theme. This area includes multiple restaurant spaces and flexibility to accommodate additional restaurants.
There is significant snow melt throughout the project. The mechanical system consists of a central chiller and boiler plant, with a four-pipe fan-coil system provided for the hotel and condominiums. Air-handling units are provided for the kitchens, spa and ballroom. Other areas are provided with make-up air.
Most of the condos have a “lock-off” room which can be rented in the Hotel System. All electrical systems are coordinated with the hotel systems. Based on the square footage, units are provided with either 208V, 1 phase or 208V, 3 phase service. Spare capacity is provided in the condo load centers for Owner upgrades. Cator, Ruma & Associates has worked with the Owner’s Interior Design Group to coordinate with HVAC, desired ceiling configurations, specified luminaries, and controls.
The underground garage is fully ventilated and heated, and also incorporates a loading dock.
Cator, Ruma & Associates provided peer review services for the lighting design (interior and exterior), as well as consultation for all low voltage systems to support the interrelationship between the condos and the hotel.
Cator, Ruma & Associates coordinated with many consultants/developers’ sales groups on this project to achieve the intent of the theme / architectural design. Design/construction scheduling was critical, due to the location (Lionshead) – countless hours of attention were given to temporary services during the construction.
