Case Study :
Colorado State University – Lory Student Center Theatre Renovation

16,900ft²

The renovation of the Lory Student Center Theatre modernized a 16,900-square-foot venue designed to support lectures, performances, concerts, banquets, and other university events. The project refreshed both theater lobbies used for pre-function activities and updated back-of-house spaces used for performance staging. A central project goal was achieving LEED Gold Existing Building certification, which guided the selection of high-efficiency systems and materials throughout.

A major highlight of the renovation is the dynamic, energy-efficient LED lighting system, which reduced wattage consumption by 33 percent below code allowances. The design was strongly influenced by the decision to preserve the existing patterned concrete ceiling. Decorative luminaires were mounted at existing locations, and their glowing box forms were chosen to complement the original ceiling patterns. Because of the theater’s need for flexibility during performances and events, these fixtures utilize color-changing LED technology, allowing the space to be tuned for mood, branding, or theatrical impact.

A striking faceted wood wall, located in the main lobby and extending into the theater, is illuminated with warm white LEDs that emphasize its sculptural character, highlighting its shadows and natural tones. The entire lighting system is controlled through an ETC theatrical dimming rack, providing the university with extensive flexibility for events and performances.

Mechanical upgrades included reusing and extending the existing air-handling system to serve the renovated space. Additional energy savings were achieved through new insulation added to the exterior envelope. A new dedicated steam service was also brought into the theater to provide an independent heating source and improved comfort control.
