Case Study :
St. Luke’s Medical Center Downtown Campus Improvement Project

1,000,000ft²

Cator, Ruma & Associates delivered full mechanical, plumbing, and fire protection design, along with contract administration, for a new state-of-the-art orthopedic campus featuring a three-story hospital, a four-story medical office building (MOB), and a five-story parking garage.

The hospital was designed to provide seamless inpatient and outpatient care, with specialty surgery suites, imaging, laboratory, pharmacy, food and nutrition, sterile processing, and patient rooms that support comfort and recovery. Departments also include urgent care, administration, and pre- and post-operative areas, all designed to optimize efficiency and ensure smooth patient flow.

The connected MOB brings together seven clinic spaces and a rehabilitation therapy suite on its upper floors, with offices and conference areas on the first level. Each clinic includes dedicated imaging and procedure rooms for convenient, comprehensive care.

CRA’s systems design covers the entire mechanical backbone of the facility, including the central plant, air-handling units, ductwork, operating rooms, steam, and heating-water systems. Every element was crafted to deliver performance, reliability, and long-term maintainability.
