The three-story facility features private and open offices, a boardroom, conference and training rooms, and collaborative team spaces. Approximately 30,000 square feet was reserved for future expansion to support long-term growth.
The mechanical system includes two 130-ton gas-fired rooftop units with variable-air-volume distribution, providing efficient, flexible temperature control. Individual zone controls serve private offices and meeting spaces, while interior and exterior load demands balance shared areas. A high-efficiency gas-fired water heater supplies domestic hot water through a recirculating system.
The electrical system includes a 277/480V, 2000-amp main distribution switchboard, supporting lighting and mechanical panels on each floor with step-down transformers for 120/208V distribution. Lighting throughout the building is primarily LED, featuring linear pendants in open offices, recessed fixtures in private offices, and LED downlights in shared areas. Exterior and parking areas are illuminated with pole-mounted LED fixtures, while emergency lighting is powered by inverters and battery packs.
Technology systems include security, audio/visual, and structured cabling infrastructure. Features include card access control, video surveillance, duress alarms, and integrated A/V systems ranging from huddle rooms to a fully automated executive boardroom and divisible training room. The structured cabling system supports data, voice, digital signage, and a 24/7 help desk call center, offering flexibility for future operational needs.
